FutureLot now supports Multifamily feasibility nationwide, helping builders, developers, architects, and real estate professionals quickly evaluate a property's development potential.
Enter any address to find out whether multifamily development is allowed, how many dwelling units zoning may permit, and which regulations could limit your project.
Instead of spending hours researching zoning bylaws, you can get an initial feasibility assessment in minutes, before investing time and money in detailed design or due diligence.
What Can You Evaluate?
FutureLot's Multifamily analysis includes:
- Zoning permissions: Check whether multifamily development is allowed by right, requires a special permit, or is prohibited.
- Maximum dwelling units: Estimate how many units the property's zoning allows based on density and unit-count regulations, including potential density bonuses where applicable.
- Lot requirements: Check whether the property meets minimum lot size and frontage requirements.
- Building limitations: Review maximum building size, floor area ratio (FAR), lot coverage, height, and number of stories.
- Setbacks and building placement: See required setbacks directly on the map and test different building layouts.
- Zoning maps: Explore the property's zoning district and surrounding zones to identify other potential development opportunities.
- Source documentation: Review the underlying zoning requirements and citations to understand how FutureLot reached its conclusions.

How to Get Started
Multifamily feasibility is included in all existing FutureLot plans. You just need to enable it in your account.
- Go to Settings → Your Company → Project Types.
- Add Multifamily to your available project types.
- Search for a property and select Multifamily.
- Review the zoning analysis, including permitted uses, maximum dwelling units, setbacks, and other development requirements.
- Place floor plans on the lot to explore potential building configurations.
Evaluate Opportunities Before Investing in Design
For example, a property might allow three dwelling units by right based on its zoning district, lot size, and density requirements.
You can use FutureLot to review those requirements, place a proposed three-unit building on the property, and see how it fits within the required setbacks.
Keep in mind: The maximum unit count represents what zoning regulations may allow, not necessarily what can physically fit on the property. Other requirements, including parking, access, utilities, and site conditions, may further limit development. FutureLot provides preliminary feasibility analysis, not final permitting or engineering approval.
With Multifamily now available nationwide, you can evaluate more development opportunities and identify promising properties before committing resources to detailed planning.
